THE VILLE RV PARK GENERAL RULES AND POLICIES:

  • Camping has inherent risks associated with the outdoors and nature. We are not responsible for injuries or damages to persons or property occurring as part of the inherent risks of any camping environment.
  • CHECK-IN / CHECK-OUT TIMES

  • We aim to provide a relaxing and comfortable living environment, we do not tolerate disruptive or rude behavior. Because of this we have designated Quiet Hours from 9:30 PM-7:30 AM which is strictly enforced. Please promptly report any disturbances to management so they can be addressed in a timely manner.
  • Any RV over 10 years old is subject to management approval prior to stay. For any RV over 10 years old, recent pictures must be emailed to info@thevilleRVpark.com prior to booking for review/approval.
  • A background check is required for all long-term occupants 18 years of age and older for monthly reservations.
  • Smoking is prohibited in any building or common area of the campground.
  • No junk cars permitted. No auto mechanics, vehicle repair or oil changes allowed.
  • No construction or remodels are allowed without management approval.
  • Promptly remove all laundry upon completion of cycle, unattended laundry in the machine will be removed. Please do not leave laundry unattended.
  • We are a pet and child friendly park, safety is our top priority. The speed limit is 10 MPH in the park, please drive with caution and respect. Please do not drive through sites from one row to another. Drive on the roads only.
  • There are no refunds or prorating for early departures, including if management terminates your stay for failure to comply with park rules.
  • In compliance with Bastrop County RV code for RV parks located within a 100-year floodplain, all RVs must remain in “road-ready” condition at all times. Booking confirmation indicates your compliance with this county code requirement.
  • High speed Wi-Fi is available to guests throughout the park and is included in your site fee. Use of The Ville RV Park Internet Access Network (Wi-Fi) indicates you agree that the service may only be used for lawful purposes. Our park Wi-Fi is fed via high speed fiber, but for those requiring additional internet bandwidth for working from home or other needs, an upgraded direct internet feed to your specific site is available for an additional monthly charge of $30/month.
  • Fires: You must follow any requirements of an active burn ban issued by Bastrop County or The Ville RV Park management. Fires are ONLY permitted in grills, or outdoor firepits. No open or ground fires are allowed. Never leave a fire unattended.
  • Trash and Recycling: Use trash dumpsters for trash only. No illegal dumping. Trash must be tied in plastic bags and deposited in the dumpster. Do not leave trash on top of the dumpsters. Do not use the dumpsters to dispose of non-household trash. If it doesn’t fit in a trash bag, it doesn’t go in the dumpster. Do not leave trash outside your RV at any time. Keep your site and all park areas litter-free – including cigarette butts. There is a recycling drop off center in nearby Smithville should you choose to recycle. They accept plastics #1 and #2, cardboard, paper, and aluminum.
  • Not Allowed on Premises: Service vehicles and/or repairs (excluding RV service), clotheslines, aggressive dogs and dangerous pets/animals, permanent deck structures, fireworks, and illegal activity.
  • Final Check-out: Any items/trash left on the site after check-out will be disposed of and a cleaning/disposal fee will be charged to the credit card on file. Monthly rates are not prorated. Final charges and deposit refunds are computed based on the actual check-out date. A valid credit card on file is required and will be charged/credited for any account balance at check-out.
  • Termination of Site Service Agreement: We retain full discretion to terminate any guest’s Site Service Agreement and require them to vacate at any time, with or without reason, without refund of any deposits or prepaid site fees. Severe issues may result in immediate termination of your Site Service Agreement.
  • This is not an all-inclusive list and may not cover all items that are or are not allowed. We reserve the right to update and/or amend these rules as needed. Our decision on any item that is or is not allowed is final. If you have any questions about anything, please ask first.

SITE-SPECIFIC RULES:

  • The Ville RV Park requires a sewer-tight connection on each site. You must have a rubber donut or plastic L-connection on your sewer hose. No exceptions.
  • To keep our septic system functioning properly, please do not flush any wipes of any kind (Even if the package says “Flushable”), feminine products, paper towels or any other products other than toilet paper.
  • All sites must be kept neat and tidy.
  • Entrance carpets must not exceed 12 x 12. No clotheslines or outdoor refrigerators/freezers are allowed.
  • No storage buildings are allowed. You may have up to 4 storage bins stored under your rig. We allow bicycles, barbeque grills, smokers, and/or lawn furniture.
  • Lessee’s Site is to be occupied by the Lessee only. It cannot be loaned, sublet, or Airbnb.
  • The maximum number of parking spaces varies from site to site. If you have more than one vehicle or need additional parking please select a site with two parking spaces while booking. If you have more than 2 vehicles, contact the office to make parking arrangements. All vehicles must remain in good condition with current tags.
  • Sites that appear to be vacant may have a reservation and may not be used for additional parking. Parking in vacant RV sites will result in being charged the daily rate and/or the vehicle being towed.
  • All hoses, electrical cords, etc., must be properly connected at your site only. We will not replace any items left on the ground that may get damaged by our maintenance team. Please keep sewer hoses elevated off the ground.
  • Sites must be kept clean and clear of clutter. Do not leave trash outside your RV at any time. Do not store non-outdoor or household items under or around your RV or on your site. Minimal plants, patio furniture, outdoor décor, grills, etc., are allowed. No tents, tarps, carports, or swimming pools are allowed. Site improvements must be approved in advance, including tree trimming, brush cleaning, planting, etc. The general rule of thumb is that you should be able to move out of your site within two hours.
  • No permanent decks/patios may be constructed per county code.

PET SPECIFIC RULES:

  • We are a pet friendly park and our priority is the safety of our guests and their animals. No aggressive or dangerous animals will be tolerated.
  • All pets must be on a leash, no longer than 6ft, or contained in a cage or designated fenced dog area at all times.
  • Pets are not to be left unattended or tied outside.
  • Pet waste must be cleaned up and properly disposed of immediately. Failure to clean up after your dog will result in a $100 fine (billed to credit card on file).
  • Pets are not allowed inside the laundry facilities, restrooms, or common areas.
  • Nuisance barking will not be tolerated.
  • All pets must have up-to-date vaccines and shot records.
  • Failure to follow pet rules will result in eviction without a refund.
  • Portable dog fences are prohibited, we have personal dog fences at select sites with the option to add a dog fence to your specific site for an additional monthly charge. Please contact management for additional information.

RESERVATION AND CANCELLATION/REFUND POLICIES:

  • DAILY AND WEEKLY Reservations: The full amount of the reservation will be charged upon booking. There will be a full refund of your reservation amount minus a $25.00 cancellation fee if you cancel FOURTEEN (14) or more days prior to your arrival date. If you cancel SEVEN (7) to THIRTEEN (13) days prior to your arrival date, half (50%) of your reservation amount will be forfeited. If you cancel less than SEVEN (7) days prior to your arrival, your full reservation amount will be forfeited. Changing the dates of a reservation is considered a cancellation of the existing reservation and re-booking a new reservation and will be subject to a $25 rebooking fee.
  • MONTHLY Reservations: Monthly reservations require a background check prior to stay. There is a $150.00 electrical deposit payment required at the time of booking. This payment is a refundable $150 electrical deposit that cannot be used towards your monthly rent payment. The full amount of the reservation will be billed upon booking. For stays longer than 1 month, please submit your request to info@thevilleRVpark.com to reserve your site beyond one month to avoid being charged for multiple months at booking. There will be a full refund of your reservation and electrical deposit amount minus a $25.00 cancellation fee if you cancel TWENTY ONE (21) or more days prior to your arrival date. If you cancel FOURTEEN (14) to TWENTY (20) days prior to your arrival date, you will forfeit half (50%) of your reservation amount, but your full electrical deposit will be refunded. If you cancel THIRTEEN (13) days or less prior to your arrival date, your full reservation amount will be forfeited, but your full electrical deposit will be refunded.
  • NO SHOWS: Guests failing to contact us to cancel their reservation (within the required time listed above) will be considered a ‘NO SHOW.’ ‘NO SHOWS’ are subject to the same cancellation policies. Camping is an outdoor experience, and accordingly, we do not offer refunds due to the whims of Mother Nature.
